We have spent more than 35 years in the property sector, with specialised lawyers at our side, and we created Llavely to help with today’s biggest problem: housing. So that selling, buying and renting a home is fair, transparent and easy.
Why we exist
Today’s big problem: housing.
Buying or renting has become very hard: prices that keep rising, too few homes for so many people looking and, on top of that, high commissions, costs that only appear at the end and contracts you don’t see until the day you sign. Sellers don’t have it easy either: viewings from people who are just curious, endless messages and the fear of getting the paperwork wrong.
- 55.7%of people in Spain rank housing among the country’s main problems. It tops the list, ahead of everything else.
- +6.9%is how much the price of homes for sale in the Comunidad de Madrid (Madrid region) has risen in a year (September 2026).
- 6.05%of the price is what an agency takes on average when you sell: 5% commission plus VAT, not counting the costs that appear at the end.
We won’t fix it on our own, but we can do our part: make sure every home is sold, bought or rented with clear prices, no abuses and real lawyers by your side. Done well, affordably and as easily as possible.

We have handled countless purchases, sales and lettings of every kind of property, and we have seen it all. Including estate agencies and agents with their shady deals and funny business, the misinformation and the abuses, looking out only for themselves: commissions that grow once VAT is added, extras nobody explained, homes overvalued just to win the seller, and deals that fall through at the last minute over a single document.

- One single price: 2.5% + VAT. Only if you sell, on the day of the notary signing, with everything included. Free for buyers.
- We do the viewings. Only with screened buyers. No more people who are just curious, no more viewings that lead nowhere.

We sell homes in the Comunidad de Madrid for 2.5% + VAT with everything included, even the specialised lawyers who go with you to the notary. And rentals, free for everyone and with verified profiles, are already open in the provinces of Madrid and Barcelona; elsewhere, there’s a waiting list. More than 35 years in the trade, with real people and real lawyers behind every deal.
