And the same thing elsewhere? You keep the difference.
Type your sale price and see how much you save with Llavely compared with paying an agency and, on top of that, a specialised lawyer, photos, video, floor plan and virtual tour separately.
What it usually costs elsewhere (you can change it)
Average agency commission: 5% (OCU, Spanish consumers’ association, 2026). Lawyer: 0.5% to 1.5% of the price (sector, 2026). Photos and video: about €140 and €350 on average (Zaask, 2026); the floor plan is extra. 360° virtual tour: €190 to €350 (Cronoshare, 2026). Viewings and the valuation are usually included in the agency commission, so they aren’t added. Other charges: there is no typical figure, so it starts at €0; if your agency charges “management” or other extras, add them here.
Compared with paying separately for: commission, lawyer, photos, video, floor plan and virtual tour. With Llavely all of that is included and done by us, viewings too.
With Llavely you know from day one: one price, everything included and no extras. Amounts include VAT.
All of this is included in your 2.5%

If you live outside Spain, we take care of this too
Most of our work happens without you having to be in Madrid. These are the things that usually worry owners abroad, handled by our lawyers:
Keys and access
You leave us a set of keys, or we arrange things with whoever has them, for the photos and every viewing. Meter readings too.
Power of attorney
In many cases you can sign through a power of attorney, granted before a notary or at a Spanish consulate where you live. Our lawyers tell you whether it’s the right option and what it should include.
Non-resident taxes
The buyer withholds 3% of the price for the Agencia Tributaria (Spanish Tax Agency). Our lawyers help you with the tax return (form 210) to settle the 19% tax on the gain and get back any excess.
Taxes and certificates
We calculate the applicable taxes before you sign and tell you how to get the energy performance certificate the sale requires.

That’s why we work with lawyers specialised in property sales and inheritances, with more than 35 years of experience, who check everything before anyone signs. If you sell, they’re included in your 2.5%: you pay nothing extra.

- Deposit contract (arras) drafted or reviewed
- Taxes and costs calculated before you decide
- Review of the deed before signing

Our lawyers handle the whole inheritance, with a separate fixed quote. Then we sell the property for 2.5% + VAT, all included.
- We give you a fixed quoteYou tell us about the case (who has died, whether there is a will, how many heirs there are) and we give you a fixed price for the inheritance.
- We handle the whole inheritanceThe will or the declaration of heirs, acceptance and division before a notary, calculation of the applicable taxes and registration in the Land Registry. Even if one of you lives abroad.
- We sell the propertyOnce it’s in your names, we sell it for 2.5% + VAT, all included: photos, buyers, viewings, lawyers and notary. And the money goes to each heir.

Frequently asked questions
How much is it exactly?
2.5% + VAT of the sale price, in total, and only if you sell. With everything included and done by us: specialised lawyers, photos, video, floor plan, virtual tour and the viewings. On a €400,000 home that’s €12,100 including VAT, compared with €24,200 with a 5% agency, and without paying separately for a lawyer or photos.
When do I pay the commission?
Only if you sell, on the day you sign before the notary. You pay nothing upfront: not for the valuation, the photos, the viewings or the paperwork.
Can I sell my property in Madrid while living abroad?
Yes. We handle the viewings, the paperwork and the negotiation, and you follow everything from your online portal. To sign the deed you can come to the notary in Madrid or, in many cases, sign through a power of attorney granted before a notary or at a Spanish consulate where you live. Our lawyers explain which option suits you.
What taxes do I pay as a non-resident seller?
Non-residents pay 19% on the capital gain. The buyer withholds 3% of the price and pays it to the Agencia Tributaria (Spanish Tax Agency) on your behalf within one month; then a tax return (form 210) settles the difference, and if too much was withheld you get it back. On top of that there is the plusvalía municipal (municipal capital gains tax). Our lawyers calculate it all before you sign.
Are there hidden costs or extra payments?
No. Not for the seller or for the buyer. We don’t charge for the valuation, the photos, the lawyer, “management” or the paperwork: everything is included in the 2.5% + VAT, which you pay on the day of signing at the notary and nothing more. What you see is what you get.
Who shows the property?
We do. It’s included in your 2.5%. We only show it to screened buyers whose ID has been checked. After each viewing we tell you in your portal how it went.
How do I know how my sale is going?
Through your private portal, with no passwords: you get a link by email. You can see where the sale stands, how each viewing went with our opinion, the offers (accept or reject them in one tap) and the documents. And every week we send you a summary. We also call you whenever something important comes up.
How do you screen buyers?
We talk to every buyer before showing your home: what they’re looking for, when they want to buy and how they would pay. And we ask for their ID before they can view. For the seller, we check their identity and ownership with the land registry extract or the deed from when they bought the home. A person from our team does this, not a program.
How do offers work?
The buyer can make an offer without paying anything, which doesn’t reserve the property. Or an offer with a deposit of 1% of the price, which reserves it for 5 days while the seller decides. If the seller accepts, the deposit counts towards the deposit contract (arras); if they reject it, it’s returned in full. Always by bank transfer (standard or OMF urgent transfer), never in cash.
What does the lawyer do?
We work with registered lawyers specialised in property sales and inheritances, and we have more than 35 years of experience in the sector. If you sell, they’re included in your 2.5%: they review the land registry extract (nota simple), charges and debts, calculate the applicable taxes before you set the price, draft the deposit contract (arras) and any special clauses you need, review the deed and come with you to the notary in person on signing day. They also explain every step, the deadlines and the paperwork to the buyer, at no cost: they aim for an agreement that is good for both sides.
I have inherited a property. Can you help?
Yes. Our lawyers handle the whole inheritance: acceptance, taxes, deeds and registration, with a separate fixed quote. Once the property is in your names, we sell it for 2.5% + VAT, all included. Even if there are several heirs.
Can I sell a shop, an office or a parking space?
Yes. As well as flats, penthouses, houses and villas, we sell shops, offices, parking spaces, storage rooms, industrial units and land, on the same terms.
What if I sell to someone I met through Llavely, but outside it?
The commission still applies, for 12 months. It’s in the sale agreement we sign with you, and it’s standard practice with any agency.
Is the energy performance certificate included?
No. The energy performance certificate is compulsory to advertise and sell a home, and the seller provides it. If you don’t have one, we explain how to get it. Everything else (specialised lawyers, photos, video, floor plan, virtual tour and the viewings) is included in the 2.5%.
In which language will you talk to me?
We reply in English by email, message or phone. Contracts and deeds in Spain are in Spanish; your lawyer explains them to you before you sign.
