Living and selling in Vicálvaro

Vicálvaro, in the east of Madrid, was an independent village until it became part of the city in the mid-20th century. It keeps its historic centre and has grown with planned neighbourhoods: Valdebernardo, built in the 1990s; Valderrivas; and El Cañaveral, one of the most recent developments in the city, with many new-build schemes.

The district is home to the Vicálvaro campus of the Rey Juan Carlos University. It has Metro line 9 and Cercanías commuter rail at Vicálvaro station, and good access to the M-40 and the M-45. According to the City Council, in 2024 it was the district whose population grew most in proportion, and in 2025 it was one of only three that gained inhabitants, mainly thanks to new residents moving into its new neighbourhoods. It attracts young families looking for new-build homes at prices below the city average.
