More than 35 years
on your side, all the way to the notary.
For many people, selling or buying a home is the most important transaction of their lives, and in Spain it means contracts, notaries and taxes in a system you may not know. We have more than 35 years of experience in the sector and lawyers specialised in property sales and inheritances, who check everything before anyone signs and explain it to you. If you sell, they’re included in your 2.5%. If you buy, you pay nothing.
- Land registry extract, charges and debts
- Deposit contract and special clauses, drafted and explained
- Taxes calculated before you decide
- Inheritances from start to finish
- With you in person at the notary
What can go wrong (and a specialised lawyer prevents)
Charges and debts nobody checked
An outstanding mortgage, a court attachment or unpaid community fees can hold up the signing or pass to the buyer.
A badly drafted deposit contract
The deposit contract decides who loses the deposit if something goes wrong. That’s why it has to make clear what type of arras it is, what the deadlines are and what happens if the bank doesn’t approve the mortgage.
Taxes that arrive later
If the applicable taxes aren’t calculated before setting the price, the surprise arrives months later.

If you sell, they’re included in your 2.5%: you pay nothing extra.

Frequently asked questions
What does the lawyer do?
We work with registered lawyers specialised in property sales and inheritances, and we have more than 35 years of experience in the sector. If you sell, they’re included in your 2.5%: they review the land registry extract (nota simple), charges and debts, calculate the applicable taxes before you set the price, draft the deposit contract (arras) and any special clauses you need, review the deed and come with you to the notary in person on signing day. They also explain every step, the deadlines and the paperwork to the buyer, at no cost: they aim for an agreement that is good for both sides.
Do you have lawyers?
Yes: lawyers specialised in property sales and inheritances, and more than 35 years of experience in the sector. If you sell, they’re included in your 2.5% + VAT, from start to finish and up to the notary. If you buy, they explain everything at no cost. And if you have inherited a home, they handle the whole inheritance (with a separate quote) and then we sell it.
In which language will you talk to me?
We reply in English by email, message or phone. Contracts and deeds in Spain are in Spanish; your lawyer explains them to you before you sign.
What taxes do I pay as a non-resident seller?
Non-residents pay 19% on the capital gain. The buyer withholds 3% of the price and pays it to the Agencia Tributaria (Spanish Tax Agency) on your behalf within one month; then a tax return (form 210) settles the difference, and if too much was withheld you get it back. On top of that there is the plusvalía municipal (municipal capital gains tax). Our lawyers calculate it all before you sign.
I have inherited a property. Can you help?
Yes. Our lawyers handle the whole inheritance: acceptance, taxes, deeds and registration, with a separate fixed quote. Once the property is in your names, we sell it for 2.5% + VAT, all included. Even if there are several heirs.
Does the buyer pay anything?
No. Llavely is free for buyers. A specialised lawyer reviews the deal and explains every step, the deadlines and the paperwork. And if they need a mortgage, we put them in touch with a mortgage broker, also at no cost.
Can you help me with the mortgage?
We put you in touch with a mortgage broker who compares banks for you, including mortgages for non-residents. It costs you nothing.
How much is it exactly?
2.5% + VAT of the sale price, in total, and only if you sell. With everything included and done by us: specialised lawyers, photos, video, floor plan, virtual tour and the viewings. On a €400,000 home that’s €12,100 including VAT, compared with €24,200 with a 5% agency, and without paying separately for a lawyer or photos.
Are there hidden costs or extra payments?
No. Not for the seller or for the buyer. We don’t charge for the valuation, the photos, the lawyer, “management” or the paperwork: everything is included in the 2.5% + VAT, which you pay on the day of signing at the notary and nothing more. What you see is what you get.
