Create my buyer profileYour offer, your way
Always in writing and within Llavely. The seller accepts or rejects it from their portal, and we let you know straight away.
An offer without paying anything
You make your offer without paying anything. It doesn’t reserve the property: the seller can keep showing it while deciding.
An offer that reserves the home for 5 days
With a deposit of 1% of the price, the property is reserved for you for 5 days while the seller decides. If they accept, it counts towards the deposit contract (arras); if they reject it, you get it all back. Always by bank transfer (standard or OMF urgent transfer).

Buying as a foreigner: what you need
The basics, so nothing catches you by surprise. Rules as of October 2026; we check them for your case before you sign.
An NIE
Your foreigner’s identity number. In practice you need it for the notary and the taxes. You can apply at a Spanish consulate or, in Spain, at a police station.
Purchase taxes
Second-hand homes in the Madrid region: 6% transfer tax (ITP). New builds: 10% VAT plus stamp duty (AJD) of up to 0.75%.
Notary and registry
The deed is signed before a Spanish notary, who records how the price was paid. It is then entered in the Registro de la Propiedad (Land Registry).
Every year
IBI (property tax) and, if you don’t live in Spain, the non-resident tax on the home (form 210).

Frequently asked questions
Does the buyer pay anything?
No. Llavely is free for buyers. A specialised lawyer reviews the deal and explains every step, the deadlines and the paperwork. And if they need a mortgage, we put them in touch with a mortgage broker, also at no cost.
How do offers work?
The buyer can make an offer without paying anything, which doesn’t reserve the property. Or an offer with a deposit of 1% of the price, which reserves it for 5 days while the seller decides. If the seller accepts, the deposit counts towards the deposit contract (arras); if they reject it, it’s returned in full. Always by bank transfer (standard or OMF urgent transfer), never in cash.
Can you help me with the mortgage?
We put you in touch with a mortgage broker who compares banks for you, including mortgages for non-residents. It costs you nothing.
What does the lawyer do?
We work with registered lawyers specialised in property sales and inheritances, and we have more than 35 years of experience in the sector. If you sell, they’re included in your 2.5%: they review the land registry extract (nota simple), charges and debts, calculate the applicable taxes before you set the price, draft the deposit contract (arras) and any special clauses you need, review the deed and come with you to the notary in person on signing day. They also explain every step, the deadlines and the paperwork to the buyer, at no cost: they aim for an agreement that is good for both sides.
Why do you ask for ID and the source of the money?
By law, anyone acting as an intermediary in a property sale must identify the parties and know where the funds come from. We ask for ID for viewings, and the source of the money before the reservation or the deposit contract. Our team reviews it and it isn’t shared with the other party.
Where do you operate?
Buying and selling: in the Comunidad de Madrid (Madrid region). Renting: in the provinces of Madrid and Barcelona, free for everyone; elsewhere, join the waiting list with your areas and we’ll let you know when we open yours.
In which language will you talk to me?
We reply in English by email, message or phone. Contracts and deeds in Spain are in Spanish; your lawyer explains them to you before you sign.
