Activity. Under the Llavely brand, Amerevo, S.L. carries on the business of property intermediation in the sale and purchase of homes in the Comunidad de Madrid (Madrid region), with partner lawyers, and operates a rental platform, open in the provinces of Madrid and Barcelona and with a waiting list elsewhere.
2. Purpose
This legal notice governs access to and use of the website llavely.com, its subdomains and, where applicable, its applications (together, "the Platform" or "Llavely").
Llavely has two parts:
- Sales and purchases (for the time being, only in the Comunidad de Madrid): we are a real estate agency with lawyers specialising in property sales and inheritances who work with us and accompany the parties from start to finish, including at the notary's office.
- Sellers. They request a Free Valuation and, if it suits them, sign the Llavely Sale: an exclusive sale agreement for the period agreed, under which they pay only if they sell, on the day of signing at the notary's office. We take the photographs, the video, the floor plan and the virtual tour, we show the property, and the seller follows everything in their seller portal, which they access through a link we send them by email.
- Buyers. They create their buyer account free of charge, stating what they are looking for, and we invite them to the properties that match. The buyer pays nothing. Sale listings are not public: only invited buyers can see them. Before each viewing we check their DNI (Spanish national identity card) or NIE (foreigner's identity number) and, before the reservation or the arras (deposit contract), the source of their funds (Ley 10/2010 (Spanish Law 10/2010 on the Prevention of Money Laundering and Terrorist Financing)). On request, we put them in touch with a mortgage intermediary.
- Offers. These are made in writing on Llavely, either without a deposit or with a deposit of 1% of the price, which reserves the property for 5 days while the seller decides. Llavely holds the deposit in a segregated account: if the seller accepts, it counts towards the arras; if not, it is returned in full. Always by bank transfer.
- Inheritances. The lawyers handle the entire inheritance process for a separate fixed quote and, afterwards, the property can be sold through the Llavely Sale.
- Rentals (open in the provinces of Madrid and Barcelona; elsewhere, a waiting list): people looking for a home to rent ("tenants") create a verified profile setting out what they are looking for, and private landlords and agencies ("advertisers") publish their properties, checked by hand by our team, and can invite tenants to view them. Tenants can see the published properties and mark "I'm interested", but cannot write to the advertiser until the advertiser invites them. The Platform offers chat, a viewing calendar and contracts with electronic signature. Rentals are free for everyone; always free for tenants. Llavely does not collect or handle rental payments (rent and security deposit). Agencies work with Llavely on rentals only.
Llavely's role in rentals. Unless expressly agreed otherwise, in rentals Llavely puts the parties in touch and provides tools, but is not a party to the tenancy agreement, which is entered into directly between the landlord (or the agency representing the landlord) and the tenant.
Llavely's role in sales. When the seller signs the sale agreement with Llavely, Llavely acts as property intermediary on the terms of that agreement. Legal services are provided by our partner lawyers. The lawyer handling the transaction acts for the seller and, with the buyer, acts as a mediator: they explain each step, the deadlines and the paperwork, free of charge, seeking an agreement that is good for both sides, but they are not the buyer's lawyer.
The use of each specific service is also governed by its own specific terms:
- General Terms of Use, with their rental and sale and purchase terms
- Terms for Agencies (rentals only)
- The exclusive sale agreement, signed by each seller.
- If Llavely introduces fees for landlords or agencies in the future, it will announce them beforehand and they will only apply to those who expressly accept them.
In the event of any conflict, the specific terms prevail over this legal notice.
3. Conditions of access and use
3.1. Access
Access to the public parts of the site (home page, blog, information pages) is open and free of charge. To use the services of the Platform you must register and, depending on your profile, complete a verification process.
3.2. Minimum age
The Platform is intended exclusively for persons aged over 18 with legal capacity to enter into contracts. We do not allow minors to register.
3.3. Obligations of Platform users
By using Llavely you undertake to:
- Provide truthful, accurate and up-to-date information, and not impersonate any other person.
- Publish only properties that you are entitled to let or sell (as owner or with sufficient authorisation) and that comply with the applicable regulations (for example, the energy performance certificate, the tenancy registration number where mandatory, and the rent limits applicable in stressed housing market areas).
- Not publish content that is unlawful, misleading, discriminatory or offensive, or that infringes the rights of third parties, including intellectual and industrial property rights or rights to privacy and to one's own image.
- Not discriminate against other users on grounds of birth, racial or ethnic origin, sex, religion, belief or opinion, age, disability, sexual orientation or identity, illness, socio-economic status, language or any other personal or social circumstance, under the terms of Ley 15/2022, de 12 de julio, integral para la igualdad de trato y la no discriminación (Spanish Law 15/2022 of 12 July on Equal Treatment and Non-Discrimination).
- Not use the Platform for fraudulent purposes, to request payments outside the channels provided before the viewing, or to recruit users for purposes other than looking for a home.
- Not extract data or content from the Platform on a large scale (scraping, robots, spiders) or interfere with its operation or security.
- Not use the personal data of other users to which you have access for purposes other than the specific rental or sale transaction.
- Not share with anyone the photographs, the virtual tour or the address of the properties for sale to which we invite you, nor use them for anything other than your possible purchase.
3.4. Consequences of breach
Llavely may remove content, limit features, and suspend or close accounts that breach this legal notice, the specific terms or the law, in accordance with the procedure and safeguards described in section 10 and in the Terms of Use.
4. Intellectual and industrial property
4.1. Llavely content
The "Llavely" trade mark and logo, the design of the Platform, the source code, the databases, the texts, graphics, icons, proprietary indices and metrics (such as the affinity index or the "fair price" meter) and other elements are owned by Amerevo, S.L. or by third parties who have authorised their use, and are protected by intellectual property legislation (Real Decreto Legislativo 1/1996, Texto Refundido de la Ley de Propiedad Intelectual (Spanish Royal Legislative Decree 1/1996 approving the Consolidated Text of the Intellectual Property Law)) and industrial property legislation (Ley 17/2001, de Marcas (Spanish Law 17/2001 on Trade Marks)).
Viewing, printing and partial downloading of the content are permitted solely for personal and private use. Any other reproduction, distribution, public communication, transformation or substantial extraction from the database (sui generis right, Articles 133 et seq. TRLPI) without written authorisation is prohibited.
4.2. Content uploaded by users
Anyone who uploads photographs, videos, descriptions, floor plans or other content declares that they hold the rights to it or are authorised to use it, and grants Amerevo, S.L. a non-exclusive, royalty-free, worldwide licence, for as long as the content remains published (plus the technical time needed for its removal), to host, reproduce, technically adapt (for example, change its size or format) and display it on the Platform for the purpose of providing the service. Details are set out in the Terms of Use.
4.3. Third-party market data
To provide guidance on prices (for example, in the "fair price" meter or in blog articles), Llavely may use and cite market data published by third parties, such as the Sistema Estatal de Referencia del Precio del Alquiler de Vivienda (State Reference System for Residential Rental Prices) of the Ministerio de Vivienda y Agenda Urbana (Ministry of Housing and Urban Agenda), reports by property portals (for example, idealista) or other public sources. In such cases:
- The source is always cited and, where possible, the date of the data.
- The rights to such data and reports belong to their respective owners. Third-party trade marks are mentioned for identification purposes only and their citation does not imply any relationship, sponsorship or endorsement.
- Llavely uses aggregated data within the framework of the right of quotation and of the uses permitted by law or by the terms of the source. It does not reproduce third-party databases.
4.4. Reporting infringements
If you consider that any content on the Platform infringes your intellectual or industrial property rights, you may report it using the notification procedure in section 10.3.
5. Liability
5.1. Llavely as a provider of intermediary services
With regard to the content published by users (listings, photographs, descriptions, profiles, messages, reviews), Llavely acts as a provider of a hosting service and, in particular, as an online platform, within the meaning of Regulation (EU) 2022/2065 on Digital Services (DSA) and Article 16 of the LSSI-CE.
Accordingly, and in accordance with Article 6 of the DSA and Article 16 of the LSSI-CE, Llavely is not liable for information stored at the request of users provided that:
- it does not have actual knowledge that the activity or information is unlawful or harms the property or rights of a third party, and
- upon obtaining such knowledge, it acts diligently to remove it or to disable access to it.
Llavely has no general obligation to monitor the content it hosts or to actively seek facts indicating illegal activity (Article 8 DSA). The voluntary checks and reviews it carries out (for example, verification of identity or ownership, or the detection of scams in the chat) do not cause it to lose that exemption (Article 7 DSA).
The above refers to user content. In sales, the intermediation (and the listings, photographs and viewings of the properties we sell) is a service that we provide ourselves, and we are liable for it in accordance with the sale agreement and the law.
5.2. Links (Article 17 LSSI-CE)
Where Llavely provides links to third-party sites (for example, official bodies, notaries' offices, the payment institution, the mortgage intermediary we work with or market data sources), it acts in accordance with Article 17 of the LSSI-CE: it is not liable for the content of those sites unless it has actual knowledge that it is unlawful and fails to disable the link diligently. The inclusion of a link does not imply any recommendation of, or relationship with, its owner, unless expressly stated.
If you wish to link to Llavely from your website, you may do so to the home page or to public pages, without implying a relationship that does not exist and without reproducing the content in frames (framing).
5.3. Accuracy of information provided by users
Llavely applies verification processes (identity, income and ownership in rentals; in sales, the DNI before viewings and the source of funds before the reservation or the arras) to improve trust, but:
- Verification checks documents at a specific point in time; it does not guarantee the future solvency of a tenant or buyer, the condition of a property, or the absence of charges not shown in the documents provided.
- The Free Valuation is an estimate of the market price made by our team, not an official appraisal.
- Each party is responsible for the accuracy of the information it provides and for checking, before signing, whatever it considers necessary.
- The affinity index and the "fair price" meter are guidance tools calculated automatically. They are not an official appraisal, a credit report or a binding recommendation. The decision to invite, let, sell or buy always rests with the users. Their logic is explained in the Privacy Policy and in section 7.
5.4. Availability and security
Llavely endeavours to keep the Platform continuously available and applies reasonable security measures, but cannot guarantee the complete absence of interruptions, errors or harmful elements. It may temporarily suspend the service for maintenance, improvements or reasons of force majeure, giving advance notice where possible.
5.5. Limits
Nothing in this legal notice excludes or limits Llavely's liability in cases where the law does not permit it, in particular towards consumers (Articles 82 to 91 of Real Decreto Legislativo 1/2007, Texto Refundido de la Ley General para la Defensa de los Consumidores y Usuarios (Spanish Royal Legislative Decree 1/2007 approving the Consolidated Text of the General Law for the Protection of Consumers and Users) — TRLGDCU), or for wilful misconduct or gross negligence.
6. Information on the status of advertisers
This section refers to rental listings. In sales there are no advertisers: properties are marketed by Llavely on behalf of their owner.
In compliance with consumer legislation (TRLGDCU, as worded following the transposition of Directive (EU) 2019/2161, the "Omnibus Directive"), each listing and profile states whether the advertiser is:
- a professional (a property agency or a professional acting in the course of their business), in which case consumer protection rules apply to the relationship with the consumer; or
- a private individual, in which case consumer rights deriving from consumer legislation do not apply to the relationship between private individuals (although they do apply to the service that Llavely provides to each of them).
This classification is based on the advertiser's own declaration: agency accounts are professional and landlord accounts are private.
7. Transparency on the ranking of results and reviews
7.1. Main ranking parameters
In compliance with consumer legislation (TRLGDCU, following the Omnibus Directive), Article 7 of Ley 3/1991 de Competencia Desleal (Spanish Law 3/1991 on Unfair Competition), Article 27 of the DSA and Article 5 of Regulation (EU) 2019/1150 (P2B), we inform you of the main parameters that determine the order in which results are displayed:
| Where | Main parameters (in approximate order of importance) |
|---|---|
| Properties for sale to which a buyer is invited | Sale listings are not public and there is no ranked list: our team invites each buyer to the properties that match their profile (areas, budget, type of property and how they would pay) |
| Invitations received by a tenant | From most recent to oldest |
| Published flats (rentals) | By default, from most recent to oldest; users can sort them by price and filter them. Not based on their profile |
| Tenant profiles seen by an advertiser | Affinity index with the property; verification status; recent activity; [others]. Marking "I'm interested" does not change the order |
Payments. Tenants and buyers pay nothing to Llavely, and rentals are free for everyone. No payment influences the order in which results are shown.
7.2. Reviews
For now, Llavely does not request or publish reviews. If they are switched on, users will be told beforehand and only people who have signed a contract through the Platform with the person or advertiser being reviewed will be able to leave a review. In this way we ensure that reviews come from people who have had a genuine relationship. Reviews cannot be bought and no incentives are offered for them. Llavely may remove reviews that breach the Terms of Use (for example, insults or personal data), but does not remove negative reviews merely because they are negative.
8. Governing law and jurisdiction
This legal notice and the relationships between Llavely and its users are governed by Spanish law.
- If you are a consumer: you may bring proceedings before the courts of your place of residence, and any proceedings against you must be brought before the courts of your place of residence (Article 90.2 TRLGDCU and Article 52.1.14 of the Ley de Enjuiciamiento Civil (Spanish Civil Procedure Act)). The choice of Spanish law does not deprive you of the protection afforded to you by the mandatory rules of your country of habitual residence in the EU (Article 6 of Regulation (EC) 593/2008, Rome I).
- If you are a professional or an agency: unless mandatory rules provide otherwise, the parties submit to the courts of the city of Madrid.
9. Complaints and alternative dispute resolution
9.1. Customer service and complaints
You can send us any complaint or claim at legal@llavely.com. We will give you an acknowledgement with the date and a reference number and will reply as soon as possible and, in any event, within a maximum of one month [or whatever period is applicable].
9.2. European online dispute resolution platform (ODR)
The European online dispute resolution (ODR) platform run by the European Commission ceased to operate on 20 July 2025, following its abolition by Regulation (EU) 2024/3228, which repeals Regulation (EU) 524/2013. For this reason this legal notice no longer includes a link to that platform, which is no longer mandatory.
9.3. Alternative dispute resolution bodies
[Option A — if it adheres:] Amerevo, S.L. adheres to [the Junta Arbitral de Consumo de la Comunidad de Madrid (Madrid Region Consumer Arbitration Board) / accredited body], to which you may turn to resolve out of court a dispute relating to our services: [web address].
[Option B — if it does not adhere:] Amerevo, S.L. does not currently adhere to any alternative consumer dispute resolution body. If we do not resolve your complaint, we will inform you of the competent accredited body and whether we will take part in the procedure (Ley 7/2017, de 2 de noviembre (Spanish Law 7/2017 of 2 November on Alternative Dispute Resolution in Consumer Matters)). You can consult the accredited bodies on the website of the Ministerio de Derechos Sociales, Consumo y Agenda 2030 (Ministry of Social Rights, Consumer Affairs and 2030 Agenda) [or the competent ministry] and you may also contact the consumer services of your autonomous community.
10. Digital Services Act (DSA): point of contact and notices
10.1. Single point of contact (Articles 11 and 12 DSA)
Llavely has designated a single point of contact to communicate directly, by electronic means:
- with the authorities of the Member States, the European Commission and the European Board for Digital Services (Article 11 DSA), and
- with the users of the service (Article 12 DSA).
| legal@llavely.com | |
| Telephone (English and Spanish) | +34 919 58 39 98 |
| Languages | Spanish and English |
For users, this point of contact does not rely solely on automated tools: you can always ask to be attended to by a person. The AI help chat does not replace this point of contact.
10.2. Restrictions and content moderation (Article 14 DSA)
In the Terms of Use we explain which content and conduct are not permitted, the measures we may take (removing or blocking content, limiting visibility, suspending or closing accounts) and the tools we use, including automated tools (for example, the system that detects possible scams in the chat and displays warnings). Decisions to remove content or suspend accounts are always reviewed by a member of the team, except for immediate precautionary blocks in serious cases, which are also subsequently reviewed by a person.
10.3. How to report illegal content (Article 16 DSA)
Anyone, whether or not they have an account, can notify us of content they consider illegal or contrary to our terms:
- using the "Report" button that appears on profiles, listings and conversations, or
- by writing to legal@llavely.com.
The notice should include, as far as possible: an explanation of why the content is illegal; its exact location (link); your name and email address (except in cases of child sexual abuse); and a statement in good faith that the information is accurate and complete.
We will confirm receipt, review the notice diligently (our aim is to do so in less than 24 hours) and inform you of the decision and of the ways to appeal against it.
10.4. Statement of reasons (Article 17 DSA)
If we remove or restrict your content or your account, we will explain clearly and specifically: what measure we have taken and its scope; the facts and circumstances; whether we have used automated means; the legal or contractual basis; and how you can challenge it (by writing to legal@llavely.com, before the courts or, where applicable, before a certified out-of-court dispute settlement body).
10.5. Serious criminal offences (Article 18 DSA)
If we become aware of information giving rise to a suspicion that a criminal offence involving a threat to the life or safety of persons has taken place, is taking place or is likely to take place, we will immediately inform the competent law enforcement or judicial authorities.
11. Use of artificial intelligence
Llavely uses artificial intelligence systems in some features:
- Help chat: the assistant that appears on the screens is an automated AI system, not a person. This is clearly indicated at the start of each conversation and you can ask at any time to be attended to by a member of the team.
- Help with writing listings: the AI may suggest the text for a property's listing. The advertiser reviews and edits it and decides what is published, and is responsible for the final content.
- Affinity index and fair price meter: automatic calculations for guidance only; the final decision is always made by a human.
This is done in compliance with Article 50 of Regulation (EU) 2024/1689 on Artificial Intelligence, applicable from 2 August 2026. More information in the Privacy Policy.
12. Amendments
Llavely may amend this legal notice to adapt it to changes in legislation or in the service. The version in force is the one published at any given time, with its date of last update. If the changes significantly affect your rights, we will notify you with reasonable advance notice by email or on the Platform.
