Guarantees
Buying and selling with every safeguard.
For many people, buying or selling a home is the most important transaction of their lives. This is how we protect it.
Lawyers from start to finish
Specialised lawyers review every deal before anyone signs: paperwork, charges, the deposit contract (arras) and taxes. And they come with you to the notary in person.
Anti-money-laundering checks
We identify the buyer and the seller and check where the funds come from, as the law requires.
Land registry extract and charges
We check that the seller is the registered owner and whether the property has any charges before showing it.
Safe deposit contract and reservation
Deposit contract drafted by lawyers, with any special clauses you need, and payment by traceable bank transfer (standard or OMF urgent transfer), never in cash. If the buyer reserves with a deposit, it goes into a separate account and is returned in full if the seller doesn’t accept.
Fair price
A guide valuation based on real sales in the area. We never label a property negatively.
Report in one tap
A report button in every conversation and profile, reviewed by a person within 24 hours.
Frequently asked questions
How do you screen buyers?
We talk to every buyer before showing your home: what they’re looking for, when they want to buy and how they would pay. And we ask for their ID before they can view. For the seller, we check their identity and ownership with the land registry extract or the deed from when they bought the home. A person from our team does this, not a program.
How do offers work?
The buyer can make an offer without paying anything, which doesn’t reserve the property. Or an offer with a deposit of 1% of the price, which reserves it for 5 days while the seller decides. If the seller accepts, the deposit counts towards the deposit contract (arras); if they reject it, it’s returned in full. Always by bank transfer (standard or OMF urgent transfer), never in cash.
Why do you ask for ID and the source of the money?
By law, anyone acting as an intermediary in a property sale must identify the parties and know where the funds come from. We ask for ID for viewings, and the source of the money before the reservation or the deposit contract. Our team reviews it and it isn’t shared with the other party.
Are there hidden costs or extra payments?
No. Not for the seller or for the buyer. We don’t charge for the valuation, the photos, the lawyer, “management” or the paperwork: everything is included in the 2.5% + VAT, which you pay on the day of signing at the notary and nothing more. What you see is what you get.
What does the lawyer do?
We work with registered lawyers specialised in property sales and inheritances, and we have more than 35 years of experience in the sector. If you sell, they’re included in your 2.5%: they review the land registry extract (nota simple), charges and debts, calculate the applicable taxes before you set the price, draft the deposit contract (arras) and any special clauses you need, review the deed and come with you to the notary in person on signing day. They also explain every step, the deadlines and the paperwork to the buyer, at no cost: they aim for an agreement that is good for both sides.
