Living and selling in Villa de Vallecas

Villa de Vallecas has three very different neighbourhoods. The historic centre of Vallecas is the old village, which became part of Madrid in the mid-20th century. Santa Eugenia is a neighbourhood of blocks of flats built mainly in the 1970s and 80s. The Ensanche de Vallecas is one of the large new-build developments in the south of the city, with blocks of buildings with pools and communal areas. The large Valdecarros development is planned for the south-east of the district.

It has Metro line 1 and Cercanías commuter rail at Vallecas and Santa Eugenia stations, as well as good access to the M-40, the M-45 and the A-3. It mainly attracts young families looking for a new-build home at a price below the Madrid average. According to idealista, the Ensanche de Vallecas is the most expensive area of the district and the historic centre the most affordable.
