Comunidad de Madrid Rent Aid 2026: When the Call Is Expected, Requirements, IPREM and Documents
The Comunidad de Madrid’s rent aid (ayudas al alquiler), which pays 50% of a year’s rent, opened at the end of October in both 2024 and 2025. On 21 October 2026 there is still no 2026 call. We look at what to expect from past years, what may change with the State Housing Plan 2026-2030, the requirements (income measured against the IPREM, maximum rent by municipality, young people aged 18 to 35), the documents and how to apply without mistakes.

Every autumn, thousands of tenants in the Comunidad de Madrid wait for the same news: the call for the regional rent aid that pays half of a year’s rent. In 2024 and 2025 it was published at the end of October, with applications open until 15 December. On 21 October 2026 there is still no call and no official announcement of dates. Here is what can be expected, what changes with the new state housing plan and what to have ready so you do not miss the deadline.
Madrid rent aid 2026: what is known on 21 October
We have checked the Comunidad de Madrid’s online portal (sede electrónica), its rent aid page and the BOCM. On 21 October 2026 there is no order calling the 2026 aid and no official note with dates. The most recent page is the 2025 one, marked “in progress” with the application period closed. The only 2026 rent aid on the regional website is an emergency scheme for people affected by the Sierra Oeste wildfires, with applications until 15 November.
What there is, however, is a timetable that has repeated two years running:
| Call | Order | Published in the BOCM | Budget (of which, young people) | Application period |
|---|---|---|---|---|
| 2024 | 24 October 2024 | 29 October 2024 | €21.52m (€10.22m) | 1 November to 15 December 2024 |
| 2025 | 22 October 2025 | 28 October 2025 | €21.73m (€10.30m) | 4 November to 15 December 2025 |
Sources: Order of 24 October 2024 and extract of the Order of 22 October 2025 (BOCM). Both covered 50% of the rent from January to December of the call’s year and were funded by the State Plan 2022-2025.
If that pattern held, the 2026 call could come out at the end of October or in November. But it is only a guide: no date has been announced, and this year the state plan that funds the aid is changing.
What may change with the State Housing Plan 2026-2030
The 2022-2025 plan is replaced by Royal Decree 326/2026 of 22 April, in force since 24 April. On 21 May 2026 the regions approved the share-out: Madrid receives €127.2 million in 2026 and a total investment of €1,113 million up to 2030, counting both the state and the regional share, for all of the plan’s programmes, not only rent. The royal decree allows rent aid to be granted with effect from 1 January 2026 and sets amounts different from the 50% Madrid used. The youth aid lasts up to 2 years, extendable by another 2.
| Condition | Madrid aid 2025 (2022-2025 plan) | General aid, 2026-2030 plan | Youth aid, 2026-2030 plan |
|---|---|---|---|
| Amount | 50% of the rent | Up to €250 a month (€150 for a room), with increases in some cases | Up to €300 a month (€200 for a room), never more than 60% of the rent |
| Maximum rent | €600 or €900 for a home; €300 or €450 for a room | €1,000 for a home; €600 for a room | €1,000 for a home; €600 for a room |
| Maximum income | 3 times the IPREM (4 or 5 in some cases) | 5 times the IPREM | 5 times the IPREM |
| Who it is for | Young people aged 18 to 35 and low-income groups | Lower-income tenants | Young people up to 35 |
Sources: Comunidad de Madrid online portal (2025 call) and Notarios y Registradores summary of Royal Decree 326/2026 (May 2026). What applies in Madrid will be what its call sets.
It cannot be combined with other rent aid except for social exceptions.
Royal Decree 326/2026, preamble (BOE, 23 April 2026; our translation)
On 21 October 2026 several scenarios are possible, and none is confirmed:
- The region calls the aid as in other years, with 50% of the rent and the same limits.
- It adopts the new plan’s amounts: a monthly maximum instead of a percentage, with higher rent and income ceilings.
- It is delayed while it adapts to the new plan; even so, the aid could cover months of 2026 from 1 January.
Either way, what was asked for in the last calls is the best clue to what to have ready. We go through it using the 2025 rules.
Requirements worth preparing now
- Spanish nationality or legal residence in Spain.
- A rental contract for a home or a room, or a cesión de uso (right-of-use agreement), in your name. In the youth scheme, people in a position to sign one could also apply.
- It must be your habitual home, proven by your empadronamiento (registration on the municipal register): the register must show the date each person was registered at that address.
- The rent must not exceed your municipality’s maximum, and household income must stay under the limit expressed in multiples of the IPREM.
- You must not own or hold the usufruct of a home in Spain, with exceptions such as an inherited share.
- You must not be a first- or second-degree relative of the landlord, or their business partner.
- You must not be barred from receiving public grants, for example for not being up to date with the Tax Agency or Social Security.
- Have to hand the details of a bank account in your name, which is where the aid is paid.
In the youth scheme you must be aged 18 to 35 inclusive, and nobody living with you may be over 35. The other scheme is for large and single-parent families, victims of gender violence or terrorism, households with a disabled member, households where everyone is unemployed after using up their benefits, and households where everyone is 65 or over.
Income limit: what the IPREM is in euros
The IPREM (Indicador Público de Renta de Efectos Múltiples, Spain’s public income benchmark) is the reference many grants use to set income limits. In 2026 it remains €600 a month, €8,400 a year over 14 payments, according to the consumer organisation OCU, because the 2023 state budget has been rolled over. Madrid’s 2024 order used the 14-payment IPREM, so with current figures the limits would be:
| Limit | Per year | Who it applied to in 2025 |
|---|---|---|
| 3 times the IPREM | €25,200 | General case, in both schemes |
| 4 times the IPREM | €33,600 | General-category large families, disabled people and, depending on the scheme, victims of terrorism or children of victims of gender violence |
| 5 times the IPREM | €42,000 | Special-category large families and people with a recognised disability of 33% or more |
| Minimum of 0.5 times the IPREM | €4,200 | Only for some groups in the low-income scheme; there is no minimum in the youth scheme |
Our calculation using the 2026 IPREM (€600 a month) over 14 payments, as set by the Order of 24 October 2024. The whole household’s income counts; if you rent a room, only yours.
Income is taken from the latest tax return whose filing deadline has passed: in the 2025 call, the 2024 return. If 2026 follows the same rule, the 2025 return would count. And meeting the requirements does not guarantee the aid: it is awarded competitively until the money runs out. The 2024 order ranked applicants by income relative to each household’s limit (the further below it, the higher the ranking) and, in a tie, by date of application. In that call some applicants were excluded for lack of budget.
Maximum rent by municipality
The monthly rent could not exceed €600 for a home or €300 for a room. In 55 municipalities, and for large families anywhere in the region, the ceiling rose to €900 and €450. Those 55 include Madrid city, Alcalá de Henares, Alcobendas, Alcorcón, Fuenlabrada, Getafe, Leganés, Las Rozas de Madrid, Móstoles, Parla, Pozuelo de Alarcón and Torrejón de Ardoz; the full list is on the portal page. Check the exact figure in your contract: one euro over the ceiling and you are out.
Documents requested in 2025
- DNI or NIE (Spanish ID or foreigner’s identity number); if you are not an EU citizen, a copy of your residence permit.
- The rental contract or contracts in force during the year of the aid.
- A collective empadronamiento certificate (certificado or volante), showing everyone registered and their registration date.
- Your tax return or an income certificate from the Tax Agency, unless you authorise the region to check it.
- Annex I, the tenant’s authorisation, and Annex II, the declaration by the other adults in the household.
- Depending on your case: a certificate of minimum-income or exempt benefits, large-family card, disability certificate, proof of being a victim of gender violence or terrorism, or a SEPE (public employment service) certificate showing your benefits have run out.
If you are awarded the aid, you must prove payment: in 2024 there were 15 working days from publication to provide a nota de localización from the Land Registry, a document showing who owns the property, and proof of payment for each month.
How to apply and what happens next
- Get a digital certificate or another recognised electronic signature system if you will apply online.
- When the call opens, search sede.comunidad.madrid for that year’s page “Ayudas al alquiler de vivienda para jóvenes y sectores de escasos recursos”.
- Log in with your Cuenta Digital, fill in the form, attach the documents and click “Firmar y enviar solicitud” (sign and send). You can also apply on paper at registry offices.
- Keep the receipt showing the date and time: it counts in a tie.
- Watch for the provisional list. If you are asked to correct something, you have 10 working days; if you do not, your application is treated as withdrawn.
- After the final list, submit proof of payment for each month on time.
Do not count on being paid quickly. In the 2024 call the provisional list came out on 17 July 2025, the final list on 29 December 2025 and the request to claim payment on 19 May 2026. The 2025 call still has no provisional list on its page, updated on 8 October 2026.
Common mistakes that cost people the aid
- Leaving it to the last day: in a tie, applications are ranked by date.
- Paying rent above your municipality’s ceiling, even by a little.
- Registering late on the padrón: if your registration date is after the start of the period, the aid is reduced proportionally.
- Not declaring everyone who lives in the home, or one of them not signing Annex II.
- Paying in cash or from accounts that do not match the contract. In 2024 receipts signed by the landlord were accepted, but a bank transfer showing the concept and month is far easier to prove.
- Choosing the wrong procedure: the portal has housing pages with similar names that are not for tenants.
- Not checking the portal and the BOCM again: requests are published in lists and deadlines run from publication.
How it fits with the Bono Alquiler Joven
The Bono Alquiler Joven (Youth Rent Voucher) is a different aid: up to €250 a month for a maximum of 24 monthly payments, for people aged 18 to 35. Madrid’s 2024 call is in its payment phase, and receipts for the year are submitted from 1 to 15 December; we explain it in “Madrid’s Bono Alquiler Joven (Youth Rent Voucher): 1–15 December 2026 Deadline to Get Paid, Lists, Requirements and New Aid”. The voucher cannot be added to other rent aid, except the youth programme of the 2022-2025 plan, and then with a limit:
The sum of the two aids may not exceed 75 per cent of the rent.
Comunidad de Madrid Governing Council Agreement of 26 December 2024, article 7 (our translation)
If the 2026 call is already funded by the new plan, check what it says about compatibility, because the royal decree does not allow its aid to be combined with others except for social exceptions. If you receive the voucher, compare before applying for another aid.
How we do it at Llavely
To apply for rent aid you have to prove who you are, what you earn, where you live and that you pay your rent. It is the same thing landlords usually ask for before letting you a flat. That is why at Llavely we want you to prepare it only once. Llavely is renting the other way round: tenants create their verified profile once, with their identity and income checked (if anything doesn’t add up, a member of our team reviews it), and it is landlords and agencies who invite them to view their property.
It is free for tenants, landlords and agencies, with every feature; for tenants, it is always free. Rentals are already open in the provinces of Madrid and Barcelona, so there you no longer have to send the same papers for every listing. In the rest of Spain there is a waiting list: sign up with your areas and we will email you when we open there. We cannot promise you a flat or an aid, but we can offer a more orderly process.
If this suits you and you are looking for a flat in the provinces of Madrid or Barcelona, create your profile for free; if you are a landlord or an agency, list your property for free: you can paste the text of the listing you already have and a member of our team checks it in under 24 hours before it goes live. And if you own a home in the Comunidad de Madrid and are thinking of selling, we can help with that too: 2.5% + VAT, only if it sells, with everything included. Ask for your free valuation.
Frequently asked questions
When will the Comunidad de Madrid’s 2026 rent aid be published?
On 21 October 2026 there is no call and no announced date. As a guide, the 2024 and 2025 calls were published in the BOCM on 29 and 28 October, with applications until 15 December. This year the switch to the State Housing Plan 2026-2030 may change that timetable.
How much does the Comunidad de Madrid rent aid pay?
In 2024 and 2025, 50% of the monthly rent for one year, from January to December. The new state plan sets other amounts: up to €250 a month in the general aid and up to €300 for young people, never more than 60% of the rent. What applies in 2026 will depend on Madrid’s call.
What is the maximum income?
In the 2025 call, in the general case, 3 times the IPREM. With the 2026 IPREM over 14 payments (€8,400), that is €25,200 a year for the whole household. The limit rises to 4 or 5 times the IPREM for large families and disabled people. If you rent a room, only your income counts.
What is the maximum rent to qualify in Madrid city?
In the 2025 call, €900 a month for a home and €450 for a room, as in 54 other municipalities. Elsewhere, €600 and €300, except for large families, who have the €900 and €450 ceiling across the whole region.
Can I apply if I do not have a rental contract yet?
In the youth scheme in 2024 and 2025, yes: people in a position to sign a contract could apply. In 2024, anyone without one when applying had to provide the contract and empadronamiento within two months of the award order.
Is it compatible with the Bono Alquiler Joven?
The voucher cannot be combined with other rent aid, except the youth programme of the 2022-2025 plan, and then the total may not exceed 75% of the rent. If the 2026 call is funded by the new plan, it will depend on what it says, because the royal decree does not allow its aid to be combined with others except for social exceptions.
When is the aid paid?
Well after you apply. In the 2024 call, closed on 15 December 2024, the final list came out on 29 December 2025 and the request to claim payment on 19 May 2026. On 21 October 2026, the 2025 call still has no provisional list.
